The City of Tacoma wants to assist you in preserving the quality and stability of your neighborhood. This assistance is offered by the City's Community and Economic Development Department in the form of three (3) rehabilitation programs for home repair.



Home Energy Program:
Loans up to $25,000.00 for the installation, repair or replacement of windows, exterior doors, storm doors, insulation and furnace.

Moderate Housing Repair Program:
Loans up to $25,000.00 for the installation, repair or replacement of components of the house not in compliance with Housing Quality Standards.

Program temporarily suspended
Comprehensive Rehabilitation Program:
Loans up to $65,000.00 for the repair or replacement of all defective code related conditions in the home. In some situations, general property improvements may be included.

These programs are available to qualified homeowners of owner occupied, single-family residential properties in which the combined gross annual household income is at or less than 80% of the Area Median Income. The current Program Income limits are:

Guidelines are effective as of January 28, 2008 and are subject to revision.
 
The loans are at interest rates of (4) four or (6) six percent, dependent upon income, with repayment schedules tailored to your individual budget, for a term of up to (20) twenty years. Senior citizens and persons with disabilities may be eligible for 0% interest on a deferred loan for a period of up to (20) twenty years.

You can make your home safer and more livable without assuming an unreasonable financial burden. In addition to creating a more pleasant place to live, home improvements may increase the value of your home when you decide to sell. 
  
If you decide to take advantage of this opportunity, the loan and rehab staff will help you every step of the way, including completing your application, inspecting your home, loaning the money, providing a list of qualified contractors, overseeing the project with the assistance of the City's Building Inspectors, and insuring you are satisfied with the work on your home. The work has a one year warranty on all materials and workmanship.
